Sample Form - Galleon Agreement

In consideration of the mutual covenants of the parties hereto, Visitor’s Name, hereinafter called “Renter” and Property Advisory Network, LLC.= hereinafter called “Agent”, agree as follo= ws:

1. The Agent agrees to rent to Renter a 4 bedroom = 3.5 bathroom home located at 1= 671 Galleon Court, Marco Island, FL 34145, with the maximum occupancy limit of # of Visitors = persons. The Renter shall arrive on arrival date & depart on departure date. Occupancy in exc= ess of agreed date limits will result not only in forfeiture of damage deposit but termination of rental and further legal action including liquidated damages= . Additional guests MUST be authoriz= ed by Agent prior to arrival.

2. Renter shall pay Agent the sum of $ Total fees due; Dep= osit amount due written in words of which must accompany this Agreement (= $ Deposit Amount Due ) for the deposit. The remainde= r of the rental fee ($Balance of Fees) includi= ng cleaning fee, and 10% tax, shall be paid 90 days before arrival date. (On or before Date 90= days prior to arrival)

3. It is understood that 50% of the deposit accompanying this Agreement is non-refundable. The remainder of the deposit shall= be returned to the Renter, if a cancellation in writing is received by Agent AT LEAST 90 days prior to the arrival.= NO REFUNDS will be made if cancelled after the 90 calendar day grace period. Cancellations on “Short Notice” reservations that have been paid in full will on= ly be entitled to a $1,000.00 refund. (The security deposit)=

4. Security Deposit monies shall secure the performance of Renter. I agre= e to accept full responsibility from all damages incurred by my self, family or additional guests. I wi= ll not refuse legitimate charges made against my security deposit of $_1,000.00_ that will be held for 30 days after vacating rental property for any charges, repairs, replacements of missing items and or damages as detailed below but not limited to items listed belo= w. If Renter is asked to vacate becau= se of infraction, the security deposit is automati= cally forfeited. =

* Non-US Phone Charges * Property Damage/Smoking * Excessive Utility Use * Excessive Cleaning/Garbage * * Fines and/or Fees th= at violate any laws, ordinances, or government regulations * City of Marco Code Compliance Fines * Excessive Noise * Parking trailers, RV’s, etc. on premises, etc. *<= o:p>

5. Check-in time is 3:00p.m. Check-out time is no later than 10:00 am on the day of departure, unless prior wr= itten arrangements have been made with the Agent. *** Please let us know your fli= ght times, if any *** There will be a $25.00 charge for each original key(s) lo= st and or not returned when vacating.

6. In the event a pet(s) are introduced into the premises the security deposit will be forfeited & the renter(s) and gue= sts will be required to vacate premises immediately. A charge for disinfection of prope= rty including cleaning A/C ducts will be charged against the deposit & any deficit will be the responsibility of the Renter. Our NO PET policy is strictly enforced.

7. Any damages or needed repairs found at check-in must be reported immediately to the Agent, maintenance and repair persons m= ay or may not be available nights/weekends or after 4:00 pm on weekdays. Homes are privately owned and guests are expected to use them carefully - respecting the owner’s property; a reasonable degree of cleanliness should be maintained at all ti= mes.

8. Renter certifies that he/she is 25 years of age= or older and agrees to be responsible for all guests occupying said property.<= span style=3D'mso-spacerun:yes'> Please include a copy of your Driver License.
